WOODBURN--Renaissance Homes has opened
the fifth phase of its Tukwila neighborhood on the Oregon
Golf Association (OGA) golf course here on Boones Ferry
Rd.
The 35 phase five homes represent the
last chance for lots on the OGA course and the 76 lots
in phases four and five are the last expected to be
opened until 2010 or later, according to Randy Sebastian,
Renassance president.
Homes in phase five range from 1,786
square feet with two bedrooms and two baths to 2,994
square feet with three bedrooms and 2.5 baths. There
is a selection of two and three car garage plans and
all homes offered there have one level or are master
bedroom and the main floor designs.
Base prices currently range from $367,900
to $499,900.
Most of phase five’s lots back
to the golf course and some have more than 9,000 square
feet, according to Tukwila Community Manager Tim Moloney.
“These are some of the best lots
we’ve had. Some will look across the fairway to
the OGA clubhouse and a number will have clear views
across the fairway,” said Moloney, who served
as construction manager at Tukwila during Renaissance’s
first three phases there.
Renaissance has concentrated on master-on-main
and one level plans because “most of our buyers
are empty nesters. They’re people relocating from
the hustle and bustle of Portland or from Salem and
we’re seeing move up buyers from the Woodburn
area as well,” Moloney said. He sees people who
are commuting to jobs in the Portland suburbs or Salem
but said Tukwila buyers were more likely to be independent
business people who are on the road quite a bit or who
can work from home.
“The golf course gives us a resort
atmosphere and amenities which are particularly attractive
to people who are getting close to having grand kids.
Between the golf course, the new swimming pool and pool
house and the proximity to wine country and Willamette
Valley attractions, there is a lot to like about this
location,” Moloney said.
All Tukwila homes are being built to
Renaissance’ “Living Green” standards,
a group of environmentally sound building techniques
that save money on energy and exceed the Earth Advantage
program, on which it is based.
Living Green requires use of kiln dried
lumber and special paints which eliminate the usual
“off gassing” from those products as well
as air filtration. Systems also have been developed
to seal duct work and circulate fresh air throughout
the home every 90 minutes when people are home.
The firm’s crews actually have
moisture testing equipment to make sure lumber meets
the required dryness specifications.
“Keeping paint and other vapors out of the air
may not sound like much to many people, but anyone suffering
from allergies or asthma will immediately recognize
the benefit from this part of the program,” said
Moloney.
Living green also calls for use of
such composite materials as fiber cement siding, “engineered”
wood and composition roofing to reduce demand on Northwest
forests. Renaissance’ Tukwila homes go farther
than traditional “green” building programs
with an exterior package called Rain Screen.
Developed in Vancouver BC, Rain Screen
is an exterior wall system that furs out the siding
by a half inch to allow a channel of air circulation
between the siding and the house wrap.. This circulates
air throughout the exterior of the house so it can “breathe”
better. Any moisture which invades the space also runs
through rather than seeping behind house wrap or plywood
and causing dry rot or mold.
Sales are being handled from a new
2,761 square-foot, three bedroom, 2.5 bath model home
at 554 Troon Ave which is open 11 a.m. to 5 p.m. daily
except 1 p.m.-5 p.m. Mondays. It will be closed New
Years Day and New Years Eve. Additional information
