Model Homes Open at The Lakes, Half Sold Already

Renaissance Homes sold half of its 20 first phase townhomes prior to the early March opening of its two model homes at The Lakes, and this has company officials predicting strong sales at the $30.8 million, 88 home gated neighborhood underway on SE 43rd off Hiddenbrook Drive in Vancouver’s Fisher’s Landing.

“Especially with the market the way it’s been, selling out half the first phase before the model homes were complete is a strong commentary on the need for this type housing here,” said Renaissance President Randy Sebastian, adding that he believes The Lakes “sets a new standard for luxury townhomes in Fisher’s Landing. There’s nothing else quite like this.”

Renaissance pioneered the concept of luxury townhomes in a suburban setting at its Peterkort Woods in southwest Portland which Sebastian described as “wildly successful. We thought an upscale townhome might sell well outside the city center, but we really didn’t realize what a big market there was for this type product which combines high end interior finishes, generous square footage and marketable price.”

Homes at The Lakes range from 1,651 square feet with two bedrooms and two baths to 2,966 square feet with three bedrooms and 2.5 baths. The larger homes have lower level game room, media room, wine/storage room and bar area. All have two car garages and there are 20 free standing garages available for purchase.

Phase one base prices range from $411,900 to $494,900.

Renaissance opened two model homes, a two bedroom, two bath home with 1,651 square feet and one at 2,200 square feet with three bedroom and 2.5 baths. They are located at 4214 SE 178th Court and are open Tuesday through Sunday from noon to 6 p.m. and on Monday, 2 p.m. to 6 p.m.

A special set of interior pallets has been designed for The Lakes by award winning designer Heather Donnelly, director of design and merchandising for Renaissance.

Aimed at fitting any lifestyle, the five packages include Cottage, Manor, Vista, Towne and Estate visual looks.
Cottage is the least expensive and is “perfect for the first time buyer as well as those who feel most at home when surrounded by light, neutral tones,” said Donnelly.

Manor includes cherry hardwood floors and shaker-style kitchen cabinets while Vista “resonates with quality and tradition, including yellow birch hardwood and cream painted cabinets for a look that’s both endearing and enduring,” she said.
Urban sophistication is the Towne tone, which includes carbonized bamboo flooring, tile bath floors, Euro-style cabinets and high tech lighting. Estate is the top of the line “which features the very best of everything–copper city hand-scraped hardwood floors, tile bath room floors and knotty alder stained millwork,” Donnelly said.

“People coming to see The Lakes have been very interested in our single story and master bedroom on main floor models,” said Katrin Crum, principle broker and community manager Mat The Lakes and the adjacent Hiddenbrook, a $13.4 million 28 paired townhome community on SE 43rd off Hiddenbrook Drive.

So far, she said, most buyers have been Oregonians, “who have lived a long time in their larger family home and have been looking for the right location, right builder and right price. We’re close to the airport so they can travel easily. We’re a gated community so winter snow birds feel safe leaving for extended periods of time. And, we don’t have Oregon’s state income tax.”

Although the first homes won’t be finished for about five weeks at Hiddenbrook, Crum said three homes are already sold there out of the first release of eight homes. Homes there run from 1,613 square feet with two bedroom and 2.5 baths to 2,521 square feet with three bedrooms and 2.5 baths. They feature large daylight basements and many back to green space. Base prices in Hiddenbrook are $362,900 to 462,900.
